This project involved a full refurbishment including the extension of two additional floors, entrance/lift lobby, and upgrading the premises to Class A office standards. Right from the outset, the building and geological surveys were carried out to determine the technical and structural conditions of the existing building (built in the 70s). The planning policies were carefully examined to identify the easements, plot ratios, car parking requirements, etc. The proposed design suggested replacing the external wall with a modular double-skin curtain walling system. This involved removing all non-structural walls, adding a new fully glazed lift core and foyer. The design proposed also rearranging the site organisation, providing increased areas of the landscape, and providing segregated pedestrian access and car circulation routes. The building services were to be upgraded to comply with Class A office standard requirements.
