The feasibility study prepared for this mixed-use development involved an analysis of the set of planning, environmental, geological, technical, and physical constraints and ascertaining the risks and opportunities associated. A number of meetings and consultations with the local authorities were held to validate the proposed design parameters in terms of the building height and easements. The brief required to accommodate the 12,000 seat Stadium; two Training pitches; Retail and Sports Centres; and the Hotel for 400 keys. The FIFA requirements in relation to the pitch orientation, access, and egress played an important role in the site planning and organisation.
